What this calculator estimates
This calculator quotes the all-in installed price for a residential or commercial green roof in 2026 Canadian dollars. It separates the bill into the line items vegetative roof contractors actually invoice:
- System base — waterproofing membrane (CSA A123.24 root-resistant), protection layer, drainage layer, filter fabric, growing medium and plants. Priced per square foot by system type.
- Structural multiplier — for retrofits, the cost of any required structural reinforcement.
- Storey / access multiplier — taller buildings and restricted access cost more to mobilise crane and crew.
- Irrigation — optional drip irrigation system.
- Parapet upgrade — when existing parapets are too short to provide fall protection per provincial OHS regulations.
- Tear-off — removing the existing roof to deck.
- Permit — building permit fee.
- Disposal — debris removal.
- Weekend / after-hours premium — 25% surcharge.
A minimum mobilisation fee of CAD 1,380 applies in most Canadian metro markets because crane, crew and materials staging are the dominant fixed cost on small jobs.
How to use it
- Measure the roof area in square feet, less plant rooms, skylights and roof access hatches.
- Pick a system — extensive sedum is the CA 2026 default. Semi-intensive supports herbaceous perennials. Intensive supports lawn and shrubs. Blue-green adds stormwater attenuation.
- Pick a structural state — new build, light retrofit (deck rated 150+ kg/m²), moderate retrofit (engineer report + light steel), or heavy retrofit (steel beams added, parapets, anchors).
- Set storey count — 1.0× single-storey, 1.15× two-storey, 1.30× three-storey or higher.
- Pick access difficulty — easy (crane / forklift can reach the roof), moderate (exterior lift), or hard (interior hoisting).
- Add parapet upgrade in linear feet if existing parapets are below 42 inches (CA OHS fall protection threshold for unprotected edge).
- Toggle add-ons — drip irrigation, tear-off, permit, disposal, weekend premium.

Add 5% for light retrofit, 25% for moderate retrofit, 65% for heavy retrofit. Add 15% for two-storey access, 30% for three-storey or higher. Add 10% to 30% for difficult access.
Cost drivers
Area. A typical Canadian residential garage or single-storey commercial flat roof is 600–2,500 sqft. Mid-rise commercial flat roofs are 5,000–30,000 sqft.
System type. Extensive sedum mat is the Canadian 2026 default at CAD 16–29 per sqft. Semi-intensive runs CAD 26–47. Intensive runs CAD 45–88. Blue-green stormwater roofs add ~40% over extensive.
Snow load. Canadian green roofs must be engineered for combined saturated system weight plus design ground snow load per NBC 2020 Table C-2. Toronto and Vancouver are manageable (0.8–1.8 kPa). Montreal (2.6 kPa) and Quebec City (3.4 kPa) require careful structural sizing. Northern Canada often makes green roofs structurally uneconomic.
Structural state. New construction has no premium. Light retrofit adds 5%. Moderate retrofit (P.Eng. report + light steel) adds 25%. Heavy retrofit (steel beams added, parapets upgraded, fall-arrest anchors installed) adds 65%.
Building height. Two-storey roof work in Toronto, Montreal and Vancouver often needs a 50–70 ft boom truck or crane. Three-storey work needs a 90–120 ft crane or tower crane time. Crane mobilisation is typically CAD 1,800–4,500 per day.
Access difficulty. A flat roof with adjacent yard suitable for crane access is easy. Downtown Toronto/Montreal/Vancouver rooftops with restricted street access are moderate to hard.
