Add 20 percent for two-storey, 45 percent for three-storey or higher. Add 10 to 30 percent for moderate to hard access. Add 25 percent weekend or after-hours premium.
Cost drivers
Shingle weight and warranty class. Architectural laminate weighs 240 to 280 lb per square (one square = 100 sq ft), 3-tab 210 to 230 lb per square, designer 380 to 460 lb per square. Heavier shingles cost more in material and freight, take longer to install, and require more careful handling on steep pitches.
Manufacturer certification programs. GAF Master Elite, Owens Corning Platinum Preferred, and CertainTeed SELECT ShingleMaster installers can offer extended workmanship warranties — 25 to 50 years vs the 10-year industry norm — but charge 8 to 18 percent more than non-certified roofers. On a high-end designer roof the extended warranty is usually worth it.
Pitch. A 6/12 to 8/12 pitch is the productive sweet spot. Below 4/12 requires special low-slope detailing (and is excluded for 3-tab — ARMA prohibits 3-tab below 4/12 pitch entirely). Above 9/12, fall-protection slows the crew by 25 to 50 percent and adds harness, anchor, and lifeline rigging cost.
Deck condition. A 30-year-old roof typically has 0 to 6 sheets of rotted OSB at eaves, valleys, or chimney penetrations, discovered during tear-off. Each 4×8 sheet replacement adds $85 to $110 in 2026 pricing. Severely deteriorated decks (entire eave runs rotten) push the project from a reroof to a deck rebuild and can double the deck line item.
Ice-and-water shield coverage. IRC R905.1.2 requires self-adhered membrane in regions where average January temperature is 25°F or below. ARMA recommends extending from the eave up to at least 24 inches inside the warm wall line, plus all valleys, plus around all chimneys, skylights, and penetrations. On a 2,000 sq ft house with cold-climate detailing that is 250 to 400 linear feet.
Cool / solar-reflective adder. ENERGY STAR-listed cool shingles cost 15 to 20 percent more and are mandatory in some California building codes (Title 24) for hot-climate zones. In CZ 1-3 the energy savings pay back the upcharge in 5 to 8 years; in CZ 4+ they do not.

Diagnostic step-by-step before quoting
- Take photos of the existing roof from the ground at four corners and document any visible damage, missing shingles, lifted tabs, or granule loss. This becomes the baseline if storm-damage insurance is involved.
- Inspect the attic from inside with a flashlight — look for water staining, light coming through, or daylight at eaves indicating soffit-vent issues. Soft, sagging, or stained decking signals a deck-repair line item.
- Count squares and linear feet from satellite imagery — Hover, EagleView, or Roofr give defensible measurements that contractors can quote against without an in-person measure first.

Avoiding scams and overcharging
Door-knocker roofers after hail and wind events are the single biggest source of overcharging and shoddy work in US asphalt shingle roofing. Red flags include claims that “the entire deck is rotten” without photos, refusal to itemize the bid, no manufacturer certification, no proof of $1M+ general liability insurance, no state contractor license number on the quote, demand for full payment before work starts, cash-only or wire-transfer demands, and pressure to sign “today only” discount offers. Reputable roofers in 2026 carry $2M general liability, $1M auto, $500K worker compensation, accept credit card or check, and provide written quotes with no time pressure. Always check the state contractor licensing board for the license status and complaint history.
