What this calculator estimates
This calculator quotes the installed 2026 US price for replacing your roof deck (the layer of OSB, plywood, or planks between your rafters and your shingles), broken out by line item the way roofing crews actually invoice. Pick only the line items relevant to your scope — most jobs include the first three:
- Decking board — 7/16 OSB, 1/2 CDX plywood, T&G planks, or metal pan
- Tear-off — removing the existing rotted deck down to the rafters
- Ice-and-water shield — self-adhered membrane at eaves and valleys (IRC R905.1.2)
- Synthetic felt underlayment — full-coverage breathable underlay
- Rafter sistering — bolting new lumber to sagging or rotted rafters
- Fastener upgrade — ring-shank nails or screws instead of smooth-shank
- Permit, disposal, and weekend premium
A $450 minimum service-call floor applies in most US metros — even a 50 sq ft spot patch requires mobilizing a two-person crew with ladders, harnesses, saws, and a dumpster.
How to use it
- Enter roof area in square feet. For a typical single-storey home this is roughly 1.10x to 1.25x your living-area square footage to account for pitch.
- Pick decking substrate — 7/16 OSB for most asphalt-shingle reroofs, 1/2 CDX plywood for coastal humidity or premium upgrades.
- Set scope — spot repair (15% of area), partial replace (45%), or full re-deck (100%). If you are unsure, walk the deck after tear-off with your roofer and revise.
- Set storey count — single-storey is 1.0x labour, two-storey 1.2x, three-storey or higher 1.45x.
- Set access difficulty — easy (drive-up) is 1.0x, moderate (rear garden, fence) 1.1x, hard (lift required) 1.3x.
- Toggle tear-off if the existing deck is being removed.
- Toggle ice-and-water shield — required in IRC R905.1.2 climate zones (most of the upper Midwest, Northeast, and northern mountain west).
- Toggle synthetic felt for premium underlay coverage outside the ice-shield strip.
- Enter rafter sistering feet if any rafters need reinforcement (typically zero for sound framing, 8 to 40 feet for moderate sag).
- Toggle ring-shank fastening, permit, disposal, weekend premium, and any extra labour hours.
Typical 2026 US deck replacement cost ranges
These ranges reflect 2026 nationwide contractor pricing from HomeAdvisor, Angi True Cost Report, NRCA contractor surveys, and Q1 2026 quotes from major US metros.
| Scope (2,000 sq ft area, single-storey, moderate access) | 2026 installed price |
|---|---|
| Spot repair 15% (300 sq ft OSB, tear-off, dump) | $1,400 – $1,900 |
| Partial replace 45% (900 sq ft OSB, tear-off, ice shield, dump) | $4,800 – $6,200 |
| Full re-deck 100% OSB (with tear-off, ice shield, permit, dump) | $9,800 – $12,400 |
| Full re-deck 100% CDX plywood (with tear-off, ice shield, permit, dump) | $11,200 – $14,000 |
| Plank deck (T&G hardwood, premium retrofit) | $16,500 – $22,000 |
| Rafter sistering (per linear foot) | $18 – $28 |
| OSB sheet per sheet (4x8, installed) | $90 – $120 |
| CDX plywood per sheet (4x8, installed) | $110 – $145 |
Add 20 percent for two-storey access, 45 percent for three-storey or higher. Add 10 to 30 percent for moderate to hard access (no drive-up).
Cost drivers
Existing deck material. Tearing off a single layer of OSB or plywood is fast (about 2 minutes per sheet for two crew members). Tearing off original 1x6 or 1x8 plank decking is slower (about 5 to 8 minutes per linear foot of run) because each board is nailed individually and the gaps fill with debris.
Hidden rot extent. Most deck-replacement quotes include 4 to 8 sheets of substrate replacement in the lump sum and itemize anything above that at per-sheet rates. If you have soft spots only at obvious leak points (around the chimney, valleys, dormer cheeks) you are in the lump sum. If the entire perimeter feels spongy you are looking at a full re-deck.
Pitch and roof geometry. Steep roofs (above 8/12 pitch) require fall protection and harness work that slows crews by 25 to 40 percent. Cut-up roofs with multiple dormers, valleys, and hip-and-ridge transitions take longer per square foot than a simple gable deck.
Tear-off staging. A driveway dumpster with curbside roll-off access is the cheap configuration. A back-yard pool, a fence on three sides, or a downtown rowhouse with shared roof access pushes labour 15 to 30 percent higher.
Time of year. Northern markets in late October through March charge a 10 to 20 percent winter premium because tear-off windows are short and crews work fewer hours per day. Avoid the late-spring crush (May to early July) if you can — that is when storm-claim work fills the schedule and pricing peaks.
Code upgrades. A deck replacement is typically a “trigger event” under the IRC code-cycle rule: if your deck has not been replaced since the 1990s, modern code now requires ice-and-water shield, drip edge, synthetic felt full-coverage in some jurisdictions, and ring-shank fastening in coastal counties. Allow $0.40 to $0.85 per sq ft for the code-upgrade bundle.

Diagnostic step-by-step before quoting
- Walk the attic with a flashlight on a sunny day. Look for daylight, water stains, mould, and soft sheathing.
- Probe suspicious areas with an awl. Sound deck resists; rotted deck pushes through.
- Inspect from above at the eaves, valleys, around penetrations (chimney, vents, skylights). Soft spots underfoot tell you instantly.
- Photograph everything before the roofer arrives. The before-and-after record is the documentation your insurer will need if storm damage is the cause.
- Get two itemized quotes that list area, scope, substrate type, tear-off, underlayment, fastener spec, permit, and disposal as separate line items. Lump-sum bids hide the real cost drivers and make change orders inevitable.
Avoiding scams and overcharging
Door-knocker roofers after storms commonly claim catastrophic deck rot to inflate the job from a $9,000 shingle replacement into a $25,000 full re-deck. Red flags:
- “We have to replace the entire deck” without a written deck-condition photo report.
- Pressure to sign before the existing roof is even torn off.
- Refusal to itemize OSB or plywood square footage as a separate line item from shingles.
- No NRCA membership, no manufacturer certification, no proof of insurance.
- Cash-only or wire-transfer demands.
Always insist on a written deck-condition report after tear-off, with photos, before any deck replacement line item is invoiced. A reputable roofer will price the shingle job, tear off, then walk you through the deck and itemize any required sheet replacements at a published per-sheet rate.
